2010-2012 Home Painting
Our neighborhood is now over 10 years old, and it has been noted that many of the homes within Gilbert Ranch are due for new paint. It is the responsibility of the Association to maintain, protect and enhance everyone’s property values. Particularly in this distressed real estate market, we need to compete with other neighborhoods for buyers and help our sellers in obtaining a good sales price.
If you refer to the Declaration of Covenants, Conditions and Restrictions (commonly referred to as the CC&R’s) you will note the following:
Article VIII, Section 8.1 (f)
Repair of Buildings. No improvement upon any Property shall be permitted to fall into disrepair, and each such improvement shall at all times be kept in good condition and repair and adequately painted or otherwise finished.
FREQUENTLY ASKED QUESTIONS
Do I need to paint my home?
Enforcement will not be based on the date the homes were last painted, as noted in the March 2010 newsletter. Rather, a Board-appointed committee will perform a visual inspection of every home in the summer of 2010 to determine which homes need to be painted, and which specific areas of each home, if not the entire home, need to be painted (i.e. trim, fascia, doors, etc). The committee will also be noting gates that need to be repaired or painted. Letters are expected to be sent in September 2010 and will be sent only to those homeowners whose homes need painting and repairs done.
What if I need a Variance or Extension?
Please wait until after you receive a notice from the Association detailing what, if any portion of your home needs to be painted before contacting the Board for a variance or an extension of time.
Are there new paint colors?
The Board has approved new paint colors, the new palette is located here. The new paint colors are in addition to the old paint colors. Please note that the old scheme including Storm Cloud, Black Pearl and Wooden Peg, has been removed from the approved color list and will NOT be approved. In addition, Dunn Edwards has been asked to update their ColorArk site to reflect the new paint palette.
Do I need to submit for architectural approval?
Yes. All homeowners must submit for architectural approval prior to painting, regardless of whether or not the exterior paint colors are being changed. This is being done to ensure that the Association has a record of when painting was completed and what colors were used. This process can take up to 45 days, so please plan accordingly in order to have your painting approved prior to the start of work. You can find an Architectural Submittal Form here. Does the Association have any contractor recommendations?
